Terms and Conditions of Use

Reservations To validate a reservation, our clients must send the payment proof and the following information:

AOCA Hospedagens is the company responsible for the website https://www.aocahospedagens.com.br and its subdomains.

"You" refers to the person who has an account on the AOCA Hospedagens website and/or the guest making a reservation with AOCA Hospedagens.

By making a reservation for a property managed by AOCA Hospedagens directly through our website or indirectly through other available platforms (email, WhatsApp, phone), you fully accept the TERMS AND CONDITIONS described below.

OBJECT

1.1. This TERM aims to regulate the seasonal rental of the property managed by AOCA Hospedagens for you.

1.2. The properties listed on the AOCA Hospedagens website are residential and do not have hotel characteristics, so the applicable rules are those of seasonal rental law.

1.3. You acknowledge that you are fully aware of the rules in effect at the location of the RENTED PROPERTY, including neighborhood rules and municipal, state, and federal laws, and commit to observing and complying with them, especially regarding "disturbance of the peace" laws.

1.4. You acknowledge that you are fully aware of the rules governing the condominium of the rented property, available at the time of booking and/or at check-in, and commit to observing and complying with them.

RESERVATIONS

2.1. From the moment of booking, you authorize AOCA Hospedagens to store the following information:

Full name

Date of birth

Identity number or passport number

CPF

Address/Neighborhood/City/ZIP Code

Phone

Email

Check-in time/flight number (if applicable)

Check-out time

Names of other guests (if any)

2.2. By making the reservation/rental of the property, you agree to return the property and its furnishings in the same condition as received.

2.3. You must maintain the property (sanitary and electrical installations, locks, glass, faucets, drains, floors, and sidewalks, as well as other accessories), furniture, and utensils in good condition and hygiene to return them at the end of the contract.

2.4. AOCA Hospedagens is not responsible for: a. Guest's personal items; b. Events beyond this Contract, such as break-ins, theft, robbery, fire, force majeure events, and other unforeseeable incidents initiated by third parties, as well as resulting damages.

2.5. The property's parking rules must be followed by the guest, relieving AOCA Hospedagens of any responsibility for vehicle damage or personal belongings left inside.

2.5.1. If the parking rules are violated by the guest, resulting in a fine, the payment will be your responsibility, and AOCA Hospedagens is authorized to collect it.

2.6. Rules regarding pets must be followed as outlined in our Pet Policy.

2.7. If you vacate the property before the agreed term, no refunds will be provided for the amounts already paid.

2.8. You are responsible for any damage caused to the property or its furnishings and must return them in the same condition as received.

2.8.1. If the above is not met, AOCA Hospedagens is authorized to carry out repairs, with charges applied immediately and beforehand, according to the budget.

2.9. You are responsible for any fines resulting from violations of the condominium's rules where the property is located.

2.10. You acknowledge that the property is residential. If there are frequent complaints and more than one written request for silence, made personally, by message, phone call, by condominium residents/employees/syndics/neighbors, or by the police, you will be subject to a minimum fine of 20% of the reservation amount per day of complaint. If the amounts are insufficient to cover the fine imposed by the condominium, you must make up the difference within 5 business days from the notice sent by AOCA Hospedagens.

2.11. It is expressly forbidden to accommodate more people in the property than authorized at the time of reservation, with a fine of R$ 400.00 (four hundred reais) per extra person per night.

2.12. You must provide AOCA Hospedagens with the list of all guests, including full names and identification documents.

2.13. The rental will be terminated, with no refund of amounts paid by the guest, if any of the following occur: a. Receiving visitors without prior and express authorization from AOCA Hospedagens; b. Disturbance of the neighborhood peace and/or violation of condominium rules; c. Hosting parties without prior consent from AOCA Hospedagens; d. Presence of pets not complying with our Pet Policy; e. Non-payment; f. Property damage.

2.14. A fine of at least 20% of the total reservation amount will be imposed for any violation of this agreement, to be determined according to the specific case.

2.14.1. The fine is due regardless of repair and damage expenses.

2.14.2. The collection of this fine does not exclude other possible fines imposed.

2.14.3. The fine must be paid by the check-out date. If you do not make the payment by the stipulated date, you will be subject to credit protection agency negative listings and judicial collection of outstanding amounts.

2.15. Transfer of the reservation, subletting, assignment, or total or partial loan of the rented property is not allowed without prior written authorization from AOCA Hospedagens.

2.16. You authorize AOCA Hospedagens, or its representative, to inspect and examine the rented property as deemed necessary, on pre-agreed dates and times, to check the state of conservation.

2.17. In the case of payments made with third-party cards, the reservation confirmation will only be made upon receipt of documentation and data required from the cardholder, to verify the connection and knowledge of the payer regarding the purchase.

CANCELLATIONS AND CHANGES

3.1. Cancellation rules before the scheduled check-in date will follow the conditions provided for each property at the time of booking, and you are responsible for reading the information before making the reservation.

3.2. In case of cancellation or failure to show up on the scheduled check-in date (or later), no refunds will be made under any circumstances. Similarly, no rent will be refunded if you decide to leave the property before the term.

3.3. Changes to reservation dates will only be allowed with prior written confirmation from AOCA Hospedagens, and it is not an obligation of AOCA Hospedagens to accept such requests.

PAYMENT METHODS

4.1. Available payment methods for making a reservation are:

Credit card (subject to payment method fees);

PIX.

4.2. If, for any reason beyond our control, the rented property becomes unavailable, we offer our clients the choice of a similar property or a full refund of all amounts paid.

VISITORS

5.1. Some condominiums do not allow visitors. Please contact us before making any reservation where visitors are expected, so we can provide a more suitable property.

FORUM

6.1. The parties choose the Forum of the Comarca of Porto de Pedras, Alagoas.

6.2. The parties agree to comply with all applicable laws in Brazil.
